July has that peak-summer feeling: Long lazy days, impromptu stops for ice cream and last-minute adventures. To me, this month always flies by the fastest, so I’m soaking in every bit of sunshine and time with family!

👉 New Sprouts-anchored commercial development clears planning board in Mesa
A new mixed-use project near Mesa Gateway Airport anchored by a Sprouts Grocery has just been approved by the Mesa Planning & Zoning Board—bringing fresh retail and dining options to the growing area.

👉 FUNBOX, Arizona’s largest indoor bounce house, opens in Mesa
FUNBOX has launched a 14,000 sq ft indoor inflatable park in Mesa—the state’s first permanent location—with slides, obstacle courses, tween/teen zones, arcade games, and party rooms, ideal for family entertainment.

👉Mercy Center in Gilbert debuts Arizona’s largest solar-powered Starbucks
The 11‑acre Mercy Center at South Val Vista Drive has opened, featuring Arizona’s largest Starbucks (a two‑story, solar‑powered flagship with a 23‑car drive-thru), alongside wellness and medical tenants like Beem Light Sauna, Honoré Skin Clinic, Prizm Dental, Brikhouse Orthodontics, and more.

👉The Kolache Cafe is expanding rapidly in the East Valley—with two Mesa locations open and plans to open in Gilbert and east Mesa later this year—bringing delicious Czech-style pastries to the neighborhood.

It’s currently a mixed but shifting buyer’s market in many East Valley neighborhoods due to higher inventory and longer days on market in some areas—though pockets like Queen Creek and parts of Gilbert are still competitive.

  • 💰 Homes in Mesa have sold for about 0.5% less than they did this time last year.

  • ⏳ In Queen Creek, well-priced homes are still selling quickly—often within 10–14 days.

  • 🏠 If you're buying in Gilbert, you may have room to negotiate—over 70% of homes sold below asking pricelast month.
